Sidewalk
Solutions

As has been done in previous years, Sidewalk Solutions will be in the community on Monday, November 14 through Wednesday, November 16 (weather permitting) to remove potential tripping hazards on sidewalks within the community. A full inspection was made of all of the community sidewalks and those that pose a potential tripping hazard will be saw-cut to bring them into A.D.A. compliance. There are several sidewalks that cannot be saw-cut and they will be replaced within the next few weeks

A special request has been made on numerous occasions in the past but another request is being made at this time. Residents should keep all debris from the gutter area in front of their respective residence. If you have a sewer grate in front of your residence, please clear all of the debris from the grate so water can drain more freely and without restriction. Your assistance will be greatly appreciated by everyone.
It is extremely important that all of the gutters in the community and the sewer grates located in various gutter areas throughout the community remain free and clear of debris. During February each year the maple and oak trees lose their leaves, and in the next couple of months the mahogany trees will lose their leaves as well. Wind and even the smallest amount of rain can cause the leaves to clog the grates in the gutter area. Even sprinkler runoff in the gutters causes any amount of debris in the gutter to be washed toward the sewer grate which can then block or clog the grate so water cannot drain adequately and the street begins to flood. Keeping all of the gutters clear will help immensely.
It is very important that your lawn service company is notified by you that they MUST collect and bag all lawn cuttings and leaves. They must NOT blow cuttings into roadway or gutters. The HOA Board is going to monitor these companies and give each company a copy of this policy, see below. Any lawn company found to be ignoring these rules will be restricted form working in Ternbridge.

Due to continued problems with leaves and debris in the Ternbridge HOA's storm drain grates located in the gutters throughout the community, ALL landscape and lawn service companies are now required to remove all leaves, grass and debris from the Association's streets and grounds after the grass has been cut for a resident. Nothing is to be blown into the street or the sides of the roadways, especially leaves. The Association continually finds landscape debris and leaves in the drainage gutters which then blocks the storm drain grates along the roadways. This eventually causes major flooding in the roadways during the rains and many times from owner's irrigation sprinkler systems too.
If a lawn service is observed by the Compliance Committee or is reported by a resident to the Association to be blowing any lawn cuttings and/or leaves into the street, the lawn service will be forbidden from entering the community to perform any business for any residents of the Ternbridge Homeowners Association.
Many landscape companies are cleaning up and removing their debris. If your company is in compliance with this notice, the Association greatly appreciates your conscientious work.
If you are a company that does not provide the proper clean-up for the owners you presently contract with, you will be identified and you will be forbidden to enter the Ternbridge Homeowners Association property.

Lake
Maintenance

The lakes and waterways within Ternbridge are maintained by the Terramar Master Association. Ternbridge HOA pays an annual fee to the Master Association for these services.
Cindy Whittle of Integrity Property Management who handles all the Ternbridge lakes and stream issues wants any Ternbridge resident to call her directly at 954-346-0677 and/or e-mail her at cindy@impflorida.com and to also include an e-mail to lisa@impflorida.com regarding any questions and/or complaints on the conditions of the waterways in Ternbridge.

Some residents have asked for clarification of the entry hours for vendors working in Ternbridge. Here is a re-statement of our policy that has not changed.
VENDORS ARE PERMITTED TO WORK IN THE COMMUNITY DURING THE FOLLOWING STATED HOURS:

Sidewalk

This communication is meant as a means of clarification regarding sidewalks within the community:
The appearance and upkeep of the sidewalk in front of each residence is the responsibility of the individual homeowner, in accordance with Exhibit C, Section 15 of the Ternbridge documents. The Compliance Committee makes regular inspections and advises homeowners of any items that need attention, i.e., tree trimming, pressure cleaning of roofs, pressure cleaning of sidewalks, etc. In this instance, the pressure washing of the sidewalk is important in order to maintain a uniform appearance within the community, but also will assist the homeowner in mitigating a potential law suit from someone who might slip and fall on a moldy, slippery sidewalk. Residents who use a well for irrigation should strongly consider the installation of a rust inhibitor and remove rust stains from sidewalk, driveway and other objects that show signs of rust accumulation.
Common area sidewalks can be found at the Hillsboro bridge entrance to the community and the area from the tennis court to the estate section entrance. There are no other common area sidewalks within the community. The Association repairs or replaces any sidewalks that are uneven due to tree root damage. We do this to create uniformity within the community and to mitigate law suits from uneven sidewalks. The Association also pressure cleans the common area sidewalks mentioned above to mitigate law suits from moldy, slippery sidewalks.

As everyone knows our by-laws require every resident to apply for an ARB approval BEFORE any outside work (painting, roof replacement, landscaping changes, driveway replacement, etc, etc) is undertaken.
Failure to apply for an ARB approval could cause a resident to undo any work done on a property undertaken without approval.
At the meeting, January 14, 2009, the board approved a resolution instituting a fine of $500.00 for any resident who undertakes any work without submitting an ARB request. This fine will be in addition to any rework on the property if the ARB does not approve the external modifications'

Compliance

All residents are reminded that we must comply with the By-Laws and other Documents which you have in your possession. If you don't have a copy you can find these Documents on line under the Ternbridge pull down menu.
A short summary of the working of the Compliance Committee is on the Compliance Page and we urge all Residents to respect any letter you receive asking you to correct a violation. We don't want to see you appear before the Grievance Committee and be fined for any violation. If for some reason you can't fix the problem within the time frame you must contact Haag Management and explain the situation.
Fines up to $1,000.00 can, and have been assessed for any unresolved violation.
The rules governing living in Ternbridge will be and are being enforced.

Exterior Modifications
The Ternbridge HOA has regulations concerning any changes to the exterior of your home or lot. The committee in charge of all exterior changes, including landscaping, painting or tree removal is the Architectural Review Board (ARB). If you plan to make any changes of any kind, please contact Haag Management, Inc. in order to get an ARB submittal form PRIOR to the commencement of any work. You can also download this form from this web site by clicking Print ARB. or from pull down menu under Ternbridge Info.
If you undertake any work before you have approval from the ARB you run the risk of having to dismantle any improvements or repaint if approval is denied
