We are pleased to announce that we have now posted to the web site the complete set of By-Laws and the complete set of Declarations and Documents governing the affairs of Ternbridge. You can access these by using the pull down menu above "Ternbridge Information" and selection Ternbridge Documents. From this menu you can then select the various documents on line.

As everyone knows our by-laws require every resident to apply for an ARB approval BEFORE any outside work (painting, roof replacement, landscaping changes, driveway replacement, etc, etc) is undertaken.
Failure to apply for an ARB approval could cause a resident to undo any work done on a property undertaken without approval.
At the meeting, January 14, 2009, the board approved a resolution instituting a fine of $500.00 for any resident who undertakes any work without submitting an ARB request. This fine will be in addition to any rework on the property if the ARB does not approve the external modifications'

Compliance
Issues

All residents are reminded that we must comply with the By-Laws and other Documents which you have in your possession. If you don't have a copy you can find these Documents on line under the Ternbridge pull down menu.
A short summary of the working of the Compliance Committee is on the Compliance Page and we urge all Residents to respect any letter you receive asking you to correct a violation. We don't want to see you appear before the Grievance Committee and be fined for any violation. If for some reason you can't fix the problem within the time frame you must contact Haag Management and explain the situation.
Fines up to $1,000.00 can, and have been assessed for any unresolved violation.
The rules governing living in Ternbridge will be and are being enforced.

Changes

The security committee has recommended a number of changes which can be found on the Security News Page. These changes are mostly associated with the Parkside Gate and we ask you to familiarize yourself with these changes which will affect all residents, Click here.
Parkside Gate
Hours

The Board of Directors has changed the hours when the Parkside Gate will be manned. Please note these changes and advise your guests accordingly.
Monday through
Friday. 11:00 am through 8:00 pm
Saturday and Sunday, 12:00 noon through 9:00 pm
As always residents have 24 access to the Parkside Gate by using clickers for entry
Storm Drains

Residents who have storm drains adjacent to their property are asked to ensure that these blockages are removed so that storm water can run off and street flooding does not occur.
Inverting drain covers to promote better drainage is a violation and it could lead to serious accidents.
PLEASE KEEP STORM DRAIN COVERS FREE FROM YARD DEBRIS

information is from the Broward County Tax Collectors Office.
In August, the proposed tax bills, called Trim
Notices, will be mailed to all property owners.
Because of new property tax laws passed by the Florida Legislature,
property owners may have many questions about their tax bill. The
Tax Collectors Office will hold three events in NW Broward County to address

Board Meeting

At the special Board meeting held on August 14,
2007 the Board decided to cancel the tele-entry
system installation, to keep the officer at the back gate from
Haag Management was asked to get proposals for enhancements to the community’s video surveillance (both back and front gates).
Discussion also took place about the use of the
“clickers” for resident access (who has them, how do you get them, limiting
the number a household can have, etc.).
About 20 to 25 residents showed up for the meeting.
Suggestions
A new suggestion form has been created to allow residents the opportunity to submit their ideas directly from their computer to the Board of Directors. Use the pull down menu under "Ternbridge Info" and click on Suggestions to activate the form. You can also get he form by clicking Suggestion Form.
By far the best way to communicate your ideas is to attend the scheduled board meetings where you will get every opportunity to make your suggestions known to the Board
Exterior Modifications
The Ternbridge HOA has regulations concerning any changes to the exterior of your home or lot. The committee in charge of all exterior changes, including landscaping, painting or tree removal is the Architectural Review Board (ARB). If you plan to make any changes of any kind, please contact Haag Management, Inc. in order to get an ARB submittal form PRIOR to the commencement of any work. You can also download this form from this web site by clicking Print ARB. or from pull down menu under Ternbridge Info.
If you undertake any work before you have approval from the ARB you run the risk of having to dismantle any improvements or repaint if approval is denied
Board Minutes
At each board meeting the first item on the agenda is the approval of the minutes taken at the previous meeting. Since there is generally 2 to 3 months between board meetings the approved minutes can't be published until approved by the board.
